Ownership of the cottage lot includes joint ownership of the common land (~ 33 acres) that consists of all island land excluding the building lots as well as all waterfront and a mainland parking lot near town water access. The subdivision by design maximized the amount of common land so all owners would have access to most of the island instead of being confined to a single lot. The common land is owned and cooperatively managed by the Wood Island Association and its bylaws. Each lot designates 1 director of the association. Each lot is subject to deed restrictions. The intent of the deed restrictions and bylaws is to ensure good stewardship for the island ... which is why we are here in the first place. This cottage is the maximum size allowed. Ownership here has been described as having your own National Park.
