The Lots
One-sixth interest in a magnificent private rugged ~39 acre island in the quieter North end of Casco Bay.  Includes the "High View" cottage featuring breathtaking ~270 degree views from a high ridge ... including full sunrise, full sunset, and views of the Presidential Range with Mount Washington on a clear day. The island is unusual in that it has a wonderful variety of forest, cliffs, pocket beaches, high granite knob (with 3 geodetic survey markers and the best view in the area), as well as Bayberry scrub that provides views and bird habitat. The cottage has many windows, polyurethaned Russian Spruce interior, substantial custom wood frame, front and rear decks, heavy gauge lifetime galvalume metal roof, and solar power. Storage room underneath. An auxiliary outbuilding has a SunMar water interface composting toilet, solar system controls, and extra storage. The water supply is a cistern which Spring rains fill which is sufficient for the season. There is good cell phone coverage at the cottage. Fully furnished with all you need. Walk in, turn on the electric fridge, and enjoy the views and nature at its best.

There are 6 one acre building lots on the island.  Each lot is surrounded by common land. Ownership of the cottage lot includes joint ownership of the common land (~ 33 acres) that consists of all island land excluding the building lots as well as all waterfront and a mainland parking lot near town water access. The subdivision by design maximized the amount of common land so all owners would have access to most of the island instead of being confined to a single lot.  The common land is owned and cooperatively managed by the Wood Island Association and its bylaws. Each lot designates 1 director of the association. Each lot is subject to deed restrictions.  The intent of the deed restrictions and bylaws is to ensure good stewardship for the island ... which is why we are here in the first place.  This cottage is the maximum size allowed. 

Ownership here has been described as having your own National Park. This exceptional and unique property is for those with a deep appreciation of Nature and views of the ocean, sunrises, sunsets, and star filled skies. 

The essence of this offering is exceptional views from an exceptional perch on an exceptional island.  Note that Island life is different from the Mainland ... but that is the point.
